Generation Real Estate Partners, LLC ("GREP," "we," "us," or "our") respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit generationrep.com and any GREP webpage that links to this Privacy Policy (collectively, the "Site"), submit an inquiry, or otherwise communicate with us through the Site.
This Privacy Policy does not apply to third-party websites or services, including AppFolio investor and tenant portals, property-specific websites, social-media services, or other websites linked from the Site. Those services are governed by their own privacy policies.
1. Personal Information We Collect
Depending on how you interact with us, we may collect the following categories of personal information.
Information you provide directly
- Contact information, such as your name, email address, telephone number, mailing address, and other contact details.
- Investor-inquiry information, such as investor type, investment interests, experience, preferences, and information included in your message. Please do not submit Social Security numbers, bank or brokerage account information, or other sensitive financial information through the Site.
- Property-sale information, such as a property address, property type, unit count, condition, occupancy, ownership or timing information, asking terms, and other details you choose to provide.
- Property-management inquiry information, such as a property address, approximate unit count, current management arrangement, operating priorities, and requested services.
- Employment and professional information, such as your area of interest, employment history or experience described in your message, LinkedIn or portfolio URL, and other information you choose to provide. Please do not submit government identification numbers, financial account information, medical information, or other highly sensitive information through the Site.
- Communications, including the content of emails, messages, requests, and other communications you send to us.
Information collected automatically
When you use the Site, we and the vendors that support the Site may automatically collect:
- IP address and approximate location derived from it;
- browser type, device type, operating system, and device identifiers;
- referring and exit pages, pages viewed, links clicked, and dates and times of visits;
- diagnostic, security, and server-log information; and
- information collected through cookies and similar technologies.
Information from other sources
We may receive information from service providers, professional advisers, public records, property records, business partners, references, social or professional networks, and other sources when evaluating an inquiry, property, business opportunity, or candidate, as permitted by law.
2. How We Use Personal Information
We may use personal information to:
- operate, maintain, secure, and improve the Site;
- receive, review, respond to, and follow up on inquiries;
- evaluate potential investors, investments, acquisitions, property sales, financing, joint ventures, consulting engagements, and property-management relationships;
- evaluate candidate introductions and potential employment opportunities;
- communicate about our business, properties, services, opportunities, and your relationship with us;
- personalize and understand use of the Site;
- detect, investigate, and prevent fraud, misuse, security incidents, and unlawful activity;
- maintain business, tax, compliance, and legal records;
- establish, exercise, or defend legal claims;
- comply with applicable law, legal process, and governmental requests; and
- carry out any other purpose disclosed when information is collected or with your consent.
Submitting an inquiry does not create an investor, advisory, brokerage, agency, fiduciary, property-management, employment, landlord-tenant, or other relationship with GREP.
3. How We Disclose Personal Information
We may disclose personal information to:
- Service providers that provide website hosting, form processing, email, communications, data storage, analytics, security, IT support, customer or relationship management, document management, and similar services;
- Professional advisers, such as attorneys, accountants, auditors, insurers, lenders, consultants, and other advisers;
- Affiliates, property owners, project entities, and business partners when reasonably necessary to evaluate or pursue a transaction, investment, property, service, employment opportunity, or other relationship you requested or authorized;
- Parties to a business transaction, such as a merger, financing, acquisition, reorganization, bankruptcy, or sale or transfer of some or all of our assets;
- Government authorities and other parties for legal reasons when we believe disclosure is required or appropriate to comply with law, protect rights and safety, investigate wrongdoing, or enforce agreements; and
- Other parties at your direction or with your consent.
We do not sell personal information for money. We do not share personal information for cross-context behavioral advertising. If our practices change, we will update this Privacy Policy and provide any notices and choices required by law.
We do not disclose text-message opt-in data or consent to third parties for their own marketing. The Site does not currently request consent to receive marketing text messages.
4. Cookies, Analytics, and Online Tracking
The Site may use cookies and similar technologies that are necessary for site functionality, security, preferences, diagnostics, or analytics. You can control cookies through your browser settings, although disabling some cookies may affect Site functionality.
Some browsers transmit "Do Not Track" signals. Because there is no universally accepted standard for responding to those signals, the Site does not currently respond to them. We honor legally recognized opt-out preference signals, such as Global Privacy Control, when required by applicable law. Because we do not sell personal information or share it for cross-context behavioral advertising, such a signal may not change the Site's current practices.
Third parties may collect information about your activity when you visit their websites or use services linked from the Site. Their collection is governed by their own policies, not this Privacy Policy.
5. Data Retention
We retain personal information only for as long as reasonably necessary for the purposes described in this Privacy Policy, including to maintain business and legal records, comply with law, resolve disputes, and enforce agreements. Retention depends on the nature of the information and the relationship. Our general criteria include:
- routine website and contact inquiries: generally up to three years after the last interaction;
- investor, property, transaction, management, and related business records: generally up to seven years after the last interaction or the end of the applicable relationship;
- candidate and employment-inquiry information: generally up to four years, or longer if required by law or relevant to an ongoing relationship or claim; and
- security, diagnostic, and server logs: generally up to twelve months unless needed longer for security, legal, or operational reasons.
We may retain information longer when required by law, subject to a legal hold, needed to protect rights or safety, or incorporated into records that must be retained. We may retain aggregated or deidentified information that cannot reasonably identify you.
6. Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Do not send passwords, government identification numbers, bank information, or other highly sensitive information through the Site's general inquiry forms.
7. Your Privacy Choices and Rights
You may request that we provide access to, correct, or delete personal information you have submitted through the Site. You may also opt out of non-transactional marketing emails by using the unsubscribe link, if provided, or by contacting us.
Depending on where you live and subject to legal exceptions, you may have rights to:
- know or access the personal information we collect, use, and disclose;
- correct inaccurate personal information;
- delete personal information;
- receive a portable copy of certain personal information;
- opt out of the sale of personal information, targeted or cross-context behavioral advertising, or certain profiling;
- limit certain uses or disclosures of sensitive personal information; and
- appeal our decision concerning a privacy request.
We will not unlawfully discriminate against you for exercising a privacy right. Because we do not sell personal information or share it for cross-context behavioral advertising, we do not currently provide a "Do Not Sell or Share My Personal Information" link.
To submit a request, email rentals@generationrep.com with the subject line Privacy Request, or write to the address in Section 13. Describe your request and the relationship or interaction to which it relates. We may need to verify your identity before completing a request. We will use information submitted for verification only to verify and respond to the request. An authorized agent may submit a request where permitted by law, but we may require proof of authority and identity verification.
Some information may be exempt from a request, including information we must retain to comply with law, complete a transaction, detect security incidents, protect legal rights, or preserve another person's privacy.
8. California Privacy Disclosures
California's Online Privacy Protection Act requires operators of commercial websites that collect personally identifiable information from California consumers to post a privacy policy. The categories of information we collect, the purposes for which we use it, and the categories of parties to whom we disclose it are described in Sections 1 through 3 above.
If GREP is a "business" subject to the California Consumer Privacy Act, as amended ("CCPA"), California residents may exercise the rights described in Section 7. During the preceding twelve months, we may have collected the following CCPA categories: identifiers; internet or other electronic network activity; commercial information; professional or employment-related information; geolocation information at the approximate level; inferences drawn from information provided to us; and other personal information described by California Civil Code section 1798.80. We collect those categories from the sources described in Section 1, use them for the purposes described in Section 2, and disclose them to the categories of recipients described in Section 3.
We have not sold those categories of personal information or shared them for cross-context behavioral advertising in the preceding twelve months. We do not knowingly sell or share the personal information of consumers under 16 years of age. We do not use or disclose sensitive personal information for purposes that require a right to limit under the CCPA. We do not offer financial incentives in exchange for personal information.
California Civil Code section 1798.83 may permit California residents with an established business relationship to request information about certain disclosures of personal information to third parties for their direct-marketing purposes. GREP does not disclose personal information to third parties for their own direct marketing as contemplated by that law.
9. Children
The Site is intended for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13 through the Site. If you believe a child has provided personal information to us, contact us so we can review and, where appropriate, delete it.
10. Third-Party Sites and Services
The Site links to services operated by others, including AppFolio investor and tenant portals, available-unit listings, property-specific sites, and social or professional networks. We do not control and are not responsible for their privacy, security, content, or practices. Review the applicable third party's privacy policy before providing information.
11. International Visitors
GREP is based in the United States. If you visit the Site from outside the United States, your information may be processed in the United States and other countries whose data-protection laws may differ from those where you live.
12. Changes to This Privacy Policy
We may update this Privacy Policy periodically. We will post the updated version on the Site and revise the "Last updated" date. If required by law, we will provide additional notice or obtain consent. We encourage you to review this Privacy Policy periodically.
